One Colmore Row, Birmingham

One Colmore Row comprised the conversion of existing CAT A accommodation into CAT B space for an incoming tenant, together with the speculative refurbishment of six additional floors across the building providing a mixture of CAT A and CAT B office accommodation.

Bloc acted as Project Manager throughout the scheme, coordinating the architect, M&E engineer, EPC assessor, and Principal Contractor to deliver the refurbishment programme across the occupied building.

The project was delivered to a high standard, with the 7th floor in particular receiving strong market feedback as one of the leading CAT B workspaces in the city. Dilapidations schedules were also prepared in relation to formerly tenanted areas, with associated costs recovered where possible as part of the wider refurbishment works.
