BUILDING SURVEYING

Our team combines deep technical knowledge with a forward-thinking approach. As the industry evolves, so do we, adapting our tools and capabilities to meet changing standards, technologies, and expectations.

Wherever you are in the property lifecycle, we’re here to support better decisions and better outcomes.

Tenant Alterations

Before any changes are made to a space, it’s important to check the lease terms, as most alterations require formal consent. A Licence to Alter (LtA) records this agreement and sets out the details of the works.

At Bloc, we help both landlords and tenants understand what’s possible, manage the paperwork, and oversee fit-outs or alterations from start to finish.

Schedule of Condition

A Schedule of Condition (SoC) is valuable for both landlords and tenants. It provides a clear record of the property in its current state, helping all parties manage responsibilities with confidence. A detailed SoC will help remove ambiguity at the end of a lease term, making dilapidations much easier to deal with.

Planned Preventative Maintenance

Effective budgeting starts with foresight. Planned Preventative Maintenance (PPM) reports provide a tailored forecast of costs over 10 or 15 years, giving both landlords and tenants greater certainty when planning budgets and managing service charges.

By setting out likely repair and maintenance requirements in advance, a PPM helps avoid unexpected costs, supports smoother lease negotiations, and ensures the property is well maintained throughout its lifecycle.

Fit Out

A well-planned fit-out ensures a property meets the needs of its occupiers while protecting the interests of landlords. From space planning and design through to project management and completion, a structured approach keeps works compliant, practical, and on budget.

At Bloc, we coordinate the process from start to finish, making sure proposals are realistic, approvals are secured, and the final space works for everyone involved.

Party Wall

The Party Wall etc. Act affects certain building works, and it’s up to those carrying out the work to check if it applies, we can help clarify this early, so obligations and risks are clear.

Landlords, tenants, and owners may also face party wall issues if neighbours plan construction. Bloc provides professional advice and representation to protect your property and simplify the complex process under the Act.

Pre-Lease Survey

Signing a lease is a significant financial and legal commitment, so carrying out thorough due diligence is essential. A pre-lease survey provides a detailed assessment of the property’s condition, identifying any existing defects, potential liabilities, or future costs that may arise during occupation.

Setting out these risks clearly helps tenants enter into agreements with confidence, ensuring there are no surprises later down the line.

Dilapidations

Dilapidations is an important part of the lease process, allowing landlords to enforce repair and maintenance obligations during or at the end of a lease term. Conversely, a well-advised, proactive tenant can help to mitigate or even remove dilapidation liabilities.

Because this can be a complex and often sensitive area, seeking advice early is essential. A clear assessment helps both landlords and tenants understand their respective responsibilities, plan ahead, and avoid unnecessary disputes.

Where works are required, Bloc can manage the process from advice and negotiation through to the delivery of repairs, ensuring obligations are met in a fair and cost-effective way.

Reinstatement Cost Assessment

Accurate reinstatement cost assessments are essential to ensure a property is insured for the right amount. By calculating rebuild costs in line with current construction rates, materials, and professional fees, these assessments help avoid the risks of underinsurance, which can leave landlords exposed, or overinsurance, which can lead to unnecessarily high premiums.

A reliable assessment not only provides peace of mind but also supports compliance with lease obligations and protects the long-term value of the property.

Pre-Acquisition Survey

Whether acquiring a property for occupation or investment, it’s essential to have a clear understanding of its condition before committing. A building survey provides detailed insights into the structure, fabric, and services of the property, together with clear cost advice to support informed decisions.

As well as highlighting any existing defects, surveys identify potential future liabilities, helping to avoid unexpected expenditure and providing a sound basis for negotiation. For clients working to tight timescales, summary reports can also be prepared, focusing on the key issues that matter most.

Dispute Resolution

Property disputes can be complex, time-consuming, and commercially disruptive. Obtaining clear professional advice at an early stage is often key to protecting your position and achieving an efficient resolution.

We provide building surveying and technical support in relation to a wide range of property disputes, including dilapidations, defects, reinstatement obligations, and repair liabilities. Our role is to assess the technical issues, establish the relevant obligations, and provide clear, well-reasoned advice to support negotiation and resolution.

Where disputes cannot be resolved informally, we can assist with the preparation of technical evidence and work alongside solicitors, landlords, tenants, and other professional advisers as part of formal proceedings. Throughout the process, our approach remains pragmatic and commercially focused.

ESG & Sustainability

Environmental performance and energy efficiency are key considerations for owners and occupiers of commercial property. With tightening legislation and minimum energy efficiency requirements, it is essential that buildings remain compliant, lettable, and attractive to occupiers.

We provide practical advice in relation to EPC performance and sustainability matters, helping clients understand how their assets are likely to perform both now and in the future. Through building assessments and targeted improvement strategies, we help identify measures that can enhance energy performance and support long-term asset value.

Our approach focuses on commercially realistic solutions that help ensure buildings remain compliant, marketable, and fit for occupation.

Measured Surveys

Accurate building information is essential for effective design, planning, and asset management. Measured surveys provide reliable data that can be used throughout the lifecycle of a property, from refurbishment and lease planning through to ongoing management and redevelopment.

We provide a range of measured survey services across commercial property, from basic floor plans and elevations through to detailed laser scanning and Revit models. Using the latest surveying technology, we are able to capture accurate building data efficiently and present it in a format tailored to the specific requirements of each project.

This provides owners, occupiers, and consultants with clear and accurate building information for use across a wide range of applications.
